Pratt Institute East Hall Elevator Addition & Roof Replacement

East Hall was built in 1887 as one of the Pratt Institute’s original buildings featuring the central mechanical plant. East Hall is a five-story L-shaped building that has been modified over the years, most notably with a top floor addition in the 1900’s. The most prominent exterior feature is a 124’ tall smokestack.

Pratt made upgrades to the central plant over time, and the main boiler room now occupies an area beyond the historic footprint of the building below an adjacent plaza. The upper floors of East Hall contain studio classrooms, faculty offices, galleries, and lounge spaces. A five-foot difference in elevation exists at the top floor of the north and south wings, which is connected by a short run of stairs.

Ellana prepared rough order of magnitude cost estimates for three schematic design options for the addition of the elevator. In phase two, we developed 50% and 100% CD estimates for the elevator addition and roof replacement respectively. Additional services included reconciliation of Ellana’s cost estimate with the construction manager’s cost estimate.
