Ellana provided cost estimating for three options to redevelop the 240,000-square-foot site. Work included demolition of existing structures and construction of new structures that feature work spaces and administrative offices. The new buildings contain interdisciplinary structure, façade, and interior components including optomized MEP systems. The project included extensive site restoration including new pavement, utilities and flood and resilience measures.

The transformer building houses a new electrical distribution system for the facility connected to the local Con Edison power grid, phasing out generators that had previously been used to supply power to the yard’s asphalt plant. The building also includes a green roof which insulates and cools the transformers during the changing seasons.

The team provided several options for costs based on various schedules and milestones; work is expected to continue at the Yard through 2033.
