45-40 Court Square West Parking Garage

Ellana provided cost estimating services on a 240,000 SF, five-level parking structure adjacent to the Court Square skyscraper in Long Island City. The parking garage serves an office for the NY Department of Transportation and tenants of a future residential building. The structure will be enclosed and air conditioned.
The design team preserved and incorporated old jail masonry walls into the new construction which will remain at ground level. Prior to construction, an older five-level open-sided parking garage will be demolished.
The new garage will feature speed ramps, structural elements on the ceilings, an elevator core, and two elevators for the future residential towers above. Ellana’s estimates included pricing for strip footings, spread footings, and frost walls system for the garage podium.
