MSBA Mildred H. Aitken Elementary School Classroom Addition

This classroom addition and partial renovation project for the Mildred H. Aitken Elementary School posed a few specific challenges that our team was able to assist with. From the beginning of the project, the MSBA and The Town of Seekonk were acutely focused on sticking to the project budget. When the team discovered that the renovation scope would have to include more than was originally planned though, value engineering became an immediate need.

After completing and submitting our detailed estimate including all trades—our team participated in a value engineering workshop with the owner and the design team. Given the age of the existing structure, much of the mechanical equipment, which was originally thought to be in good enough shape to connect with the new equipment, was deemed beyond it’s useful life. The design team then had to work with their engineers to add in a mechanical upgrade scope. The challenge we were faced with as a part of the design team was to figure out how we could add additional scope to our existing design while also keeping within the budget. The VE session that we were a part of helped generate the appropriate solutions for the challenges we all faced. Those challenges also included complications with the site work, utilities and existing pavings around the building. As a result of the VE session, our project team was able to get the design back within budget.
