United Nations Consolidation Building

Ellana provided cost estimating services for alternative design schemes for a new Class A office building (core & shell + tenant fit out) for the United Nations in midtown Manhattan. Designed by Pritzker Prize winner Maki and Associates and FX Collaborative, the 37-story structure contains more than 900,000 SF of space, with an underground tunnel providing a connection to the existing United Nations headquarters across 42nd Street.

The interior scope includes a flexible workplace environment, along with IT, security, support services and food service spaces typical for a building of this stature. An extensive green roof is the highlight of the 16th floor setback at the cafeteria level. This high performance, environmentally sustainable project meets LEED® NC Gold certification standards.

Constructed above the Queens-Midtown Tunnel, the foundation system incorporates vehicle and subway tunnel systems. Two structural systems were studied – one featured flat plate concrete and the other structural steel. The façade system consists of a blast-resistant custom fritted glass curtainwall system.
