Ellana provided cost estimating, cost management, value engineering and bid analysis services to JLL team design for the renovation of an existing building to accommodate three-stories and 16,500 square feet of commercial programming and luxury open-column space at the base. Ellana also provided additional bid comparison and value engineering services in order to level the client’s budget with the estimated cost of construction.

The project featured new MEP systems and interior fit-out of custom and specialty finishes that bring the total construction cost in the range of $1,000/sf. Programmatic function of the space includes restaurant/bar, event space, offices, a car show room and staff areas, including commercial kitchens. The retrofit requires alteration of the timber framed structure with steel reinforcing, and new structural back-up for landmark-status masonry façade.
