This project involved providing cost estimating services during the pre-construction phase and construction documents phase of the project development for the Stephen Gaynor School Performing Arts Center and Carriage House. The carriage house phase is a complete build-out of the remainder of the cellar area and a new (7) story addition of ~10,000sf to the adjacent existing stable building. The two phases will continue simultaneously through design development at which point the Performance Arts Center (PAC) will immediately move into the construction documents phase and construction.
The project will be redeveloped to showcase a theater space in the cellar of the existing stable building and a new stage area in the cellar of the adjacent carriage house. The remaining cellar spaces will be fitted-out to accommodate a series of classrooms, egress and restrooms. The ground floor of the existing stable shall be designed and fit-out as a new lobby and entry area to the new theater. Additional offices and mechanical areas will be situated on the mezzanine level.
