FQHC HETI Project at New Rochelle Hospital Montefiore

Our team was engaged by the New Rochelle (Montifiore) Hospital to evaluate the original budget submitted during CON (Certificate of Need Submission), and further progress into schematic design submission estimate preparation. The first estimate was prepared based on very conceptual documents, and showed a cost overrun by approximately 12%. The estimating team has been working with the ownership and design team to evaluate number of alternates, including program solutions, to bring the project back to budget. A more detailed estimate prepared at the end of the SD submission was on target, including implemented alternates and VE solutions. The project now is under design development phase.

The overall hospital improvement plan includes two projects. First project scope includes the renovation of approximately 28,000 sf of existing building to reconfigure and expand their existing Emergency Department and Radiology. This project includes phased construction, with a temporary ED, and includes increased MEP loads and infrastructure work, along with new layouts and completely newly finished space. The scope also includes exterior alterations such as entry ramps, new canopies, sidewalks, new entrances and a covered walkway.

Second project comprises proposed renovation of an existing building on the campus to be used as their Medical Office Building (Goldstein Building). The proposed new program consist of an Extended Hours Care Center, an FQHC, including Outpatient, Women’s Health, Blood Draw, Geriatric, Infectious Disease, Pediatrics, Ophthalmology, Dental, Residents and an HETI Conference Center. The scope included gut renovation and replacement of interior finishes and MEP systems, as well as exterior improvements and roof replacement. Total area of renovation is 38,268 sf.

The On-screen software was utilized for take-offs preparation, which give high level of accuracy for the overall estimate. The estimate itself was prepared in Excel format utilizing CSI cost breakdown.
